💳 Rent & Payments
1. How do I pay rent?
Rent is due on the first of each month. Payments can be made via Bank transfer (details in your contract). Always make a payment reference with the name of your rental house – the month of rent due – the year. If you’re unsure how to pay, please contact us.
2. What should I do if I can’t pay my rent on time?
Please notify us as soon as possible. We can discuss a payment plan or find a solution depending on your situation. Avoiding communication may lead to penalties.
🛠️ Maintenance & Repairs
3. How do I request maintenance or repairs?
For non-emergency issues, inform your house manager and email them photos and a clear description. The house manager will forward your request to us. Additionally, you can fill in the form in your contract to describe the issue.
For emergencies (e.g., flooding, power outage), contact ZenRent 02 882 08 19.
4. What is considered an emergency maintenance issue?
Emergencies include:
- Major water leaks or flooding
- Heating or cooling failures
- Electrical hazards
5. What should I do if I lose my keys?
Contact your house manager immediately. A replacement key can be arranged with the rental office for a fee. In some cases, the locks may need to be changed for security reasons.
🏡 Living in the Property
6. Can I make changes or renovations to my apartment?
No modifications (painting, shelves, installing appliances, etc.) are allowed without prior written approval from Zenrent. Please send your request by email.
7. What are the rules regarding pets?
Pets are not allowed, except for assistance dogs.
8. What is the guest policy?
Guests are allowed for up to 2 consecutive days. For longer stays, please request written approval. Guests must follow all house rules and respect other tenants. The number of guests must not exceed the limit specified in the rental agreement.
9. How do I report a noise complaint?
Report noise issues first to your house manager. He or she will first try to resolve the issue directly. If needed, they will email the rental office with specific details. We’ll address the situation accordingly.
10. What do I do if I notice a security issue?
Inform your house manager immediately. The housemanager will assess the situation and contact the rental office if needed. For urgent safety concerns, call the emergency line 112.
🛆 Moving In & Out
11. Can I sublet my apartment or room?
Subletting is not allowed. If you have any questions, please contact us for clarification.
12. How do I end my lease or give notice?
You must provide written notice to info@zenrent.be. Once received, we’ll confirm your notice period and next steps. Please note that your notice period will begin on the first day of the following month after your notice has been received.
13. What are the move-out procedures?
You’ll receive a move-out checklist to guide you. A pre-departure inspection must be scheduled with us before your last day. Ensure the property is clean and all keys are returned.
14. When will I get my deposit back?
Deposits are refunded within one month after your move-out inspection, assuming there are no damages or unpaid charges. An independent expert will be appointed to carry out the exit inventory and assess any potential damages.
